We’re still wondering if the recent Douglas Park bidding wars are the start of a trend for west side prices.
And last week another big lot sold significantly above asking price in a west-side neighbourhood.
This time it’s an older Kerrisdale home that looks like it could be a candidate for a tear-down. Below, check out pictures and details on the big payday for the seller…
The house in question sits on Maple Street between 54th and 57th Avenues, in a small area east of Maple Grove.
It was built in 1944, and has three bedrooms and two bathrooms in 2,630 square feet.
It has some charm on the outside:
But the real value is likely in the 55.5×139.95 foot lot, as you’ll see when you look at the inside:
The interior obviously hasn’t been updated in some time (think decades ago). And the kitchen looks like it needs a full overhaul:
The master bedroom is simply a bit bland, but we do like that there’s a classic rumpus room:
But in reality, we can’t imagine that the buyer of this house isn’t thinking about rebuilding or a full renovation.
And the buyer must have been crouched and ready, as this baby sold after just eight days on the market.
Asking Price: $1,550,000 or $589 per square foot.
And we hear that the sale price was north of $200k over asking.
So are these $1.5+ million tear downs just a segment of the west side that happens to be popular? Or will this spread to other properties and neighbourhoods?
Anecdotally, we aren’t hearing about this type of success for condos right now. But we’ll be interested in seeing the stats at the end of January.
