FRESH CUTS

“The World is Yours” on Drummond Drive

The prices of high-end Westside homes in Vancouver steadily keep rising like the price of Apple stock, year after year.  Last week a behemoth was listed for just shy of $24 million at  1398 The Crescent in Shaughnessy (that’s a 600% increase from what that house was purchased for in 2001!).

Well now you can live it up like Scarface (a.k.a. Tony Montana) if you’ve got 8 figures to throw down on this newly listed mansion in Point Grey (near UBC).

It was built 1990 and encompasses 11,000 square feet of living space on a 28,924 square foot lot that has tranquil ocean and mountain views.

What $169,000 can get you in Westside Vancouver

The dream of homeownership in Vancouver can seem impossible to many as real estate prices continue to spike year after year. What are the budget conscious buyers to do?

One possibility is to re-examine what homeownership actually means. These days an apartment for $169,000 in Kerrisdale may sound impossible… but it’s not.  It’s a co-op.

In a co-op you buy shares in the building, as opposed to buying or owning a unit outright, as is the case in a strata condominium.  So what’s the difference?  Simply put, co-ops have more rules; in this case: no kids, no pets, no rentals.

Gilded luxury in the West End

Do you enjoy marble floors, cherry wood millwork, leather-bound books and a condo that smells of rich mahogany?

What’s being done with all the pricey west-side tear-downs?

We’ve recently been featuring a bunch of hot-selling west side tear-downs. These homes have been drumming up bidding wars even with interiors that are at best bland and at worst unlivable.

So what’s the endgame for these homes? What happens after they sell?

Today we have before and after pictures from a Kitsilano lot where a newly listed custom home replaced an old tear-down bought in 2008.

Southwest Marine mansion shoots for eight figures

A seven figure asking price is almost a requirement for detached houses on Vancouver’s west side.

But an eight figure price is still a rarity, so today’s Fresh Cut on Southwest Marine piqued our interest.

It’s a new, mammoth and modern home on a sloping compound looking over the Fraser River.

Below, we’ve got a bunch of photos, pricing details and a look at the home that used to sit on the lot…

We still get sticker shock sometimes…

Ho Ho Ho… Hoodsurf is on a reduced posting schedule for the holiday season. We’ll return to our regular schedule in the new year.

We look at a lot of properties in Vancouver, and we’ve mentally adjusted to the lofty prices that are now the norm in the city.

But sometimes we still get a bit of a jolt at the prices that tiny older homes can yield here.

Check out one example below that made us realize just how far land prices have come in Vancouver over the past 10 years…
