Checking in on laneway house rental prices

We’ve been following the progress of laneway houses pretty closely here at Hoodsurf. And to this point we’ve mostly been interested in how they look when built.

Most laneway houses have a view of, well, a lane.

Most lanes aren’t spectacular to look at.

But this Lanefab laneway house in the design stages has a unique location giving it a distinct advantage over other LWH’s.

Independent corner laneway house

We’re featuring pictures of laneway houses, to give you a peek at what they look like in practice.

This LWH has its own independent walkway to the sidewalk, showing one of the advantages of a corner lot for laneway housing.

It’s part of a new build, and we imagine we’ll be seeing laneways on many corner lots soon in the city’s single family zoned areas.

More laneway pricing info

This laneway house in the Riley Park/Little Mountain neighbourhood was part of a recent listing and sale (of the entire lot/home).

The listing gives another data point for laneway rental pricing in Vancouver.

According to the listing, the 500 square foot one bedroom plus den LWH is rented for $1350 a month plus utilities. That’s about $2.70 per square foot.

The house, including the rented LWH, sold quickly – and we hear it went for above its asking price of $998,000.

Little green laneway

We’re featuring pictures of laneway houses over the next few weeks, to give you a peek at what they look like in practice.

This small green LWH isn’t our favourite from a design standpoint. But we bet the neighbours aren’t peeved with the height.

It’s set a bit too close to the lane for our liking. And we’re not sure what the red light is for (any ideas? let us know in the comments).

Point Grey laneway guinea pig block

We’re featuring pictures of laneway houses over the next few weeks, to give you a peek at what they look like in practice.

This block in Point Grey will be home to five laneway houses soon.

It’s the only block to have this kind of concentration of LWHs so far, and the city is planning to study it as a test case.

Lofted in Kitsilano

We’re featuring pictures of laneway houses over the next few weeks, to give you a peek at what they look like in practice.

This 750 square foot Kits LWH is of the modern lofted variety.

It was built by Smallworks, who made the model house featured in David Lam park during the Olympics, and it comes with polished concrete floors and two bathrooms (but only the lofted bedroom):

Rancher near Southwest Marine Drive

We’re featuring pictures of laneway houses over the next few weeks, to give you a peek at what they look like in practice.

This LWH near Southwest Marine Drive doesn’t need a second story, as it extends back into a massive yard. It likely has more exterior space and privacy than most full-size Vancouver homes.

Laneway House Series – Kerrisdale two-storey

We’re featuring pictures of laneway houses over the next few weeks, to give you a peek at what they look like in practice. This Kerrisdale LWH is relatively large for a non-corner lot.
