There’s another happy home seller out there, and this time the lucky landowner is cashing out of the Sunset neighbourhood in South Vancouver.

Modern Point Grey home pulls in more than $500,000 over asking

Many of the Sales Successes that we’ve seen this Spring have been of the tear-down variety. And while it’s fun to see what bidding wars will yield for lot value, we’re happy to have a shiny, livable home to feature today.

It’s a modern Point Grey abode that sold way over asking price, and definitely won’t be bulldozed any time soon.

Penthouse at 1000 Beach finally finds a buyer

One of our favourite penthouses in the city is finally off the market.

The slick unit at 1000 Beach Avenue has been listed for most of the past few years, and made a splash in 2007 with an asking price of more than $18 million.

More than 60% (!) over asking in Point Grey

Yesterday we dabbled in moderation, as we profiled a home that had actually sold for less than its asking price.

Well, today’s a new day, and we’re back to more bidding war madness.

In fact, this Point Grey home may be the highest sale over asking we’ve ever profiled.

Check out details of the crazy sale (and flip profit for the seller), below…

Wild sales above asking price spread to the East Side

We’ve been focusing a lot on west side single family homes recently in Sales Success – mostly because that’s where the sales have hit fever pitch.

But today we have an example of the bidding bug spreading to the east side, with a house near Glen Park (just east of Fraser Street) selling for a price that looks like a neighbourhood high-water mark.

Those crazy sales we’ve been seeing in Douglas Park, Kerrisdale and Mackenzie Heights? Apparently they’ve spread even further west.

Today’s Sales Success is a Point Grey home that sold for an amount over asking that could buy you a house in most cities.

The Mackenzie Heights home you wish you bought last summer

We’ve been following along as the market for single family homes in Vancouver has been heating up early this year. We’ve seen bidding wars, sale prices way over asking, and some thunderdome-ish behaviour from buyers.

So we’re starting to feel like nothing could surprise our jaded sensibilities. But today’s Sales Success is a bit of a head-scratcher for us. It’s a self-described tear-down, on a beautiful street in Mackenzie Heights.

And just wait until you see how well the seller did by simply owning it for 8 months.

Pictures and the eye-popping details are below…

Another Kerrisdale lot sells for way over asking price

Another day, another big lot on the west-side sells well over its asking price.

Now, don’t get us wrong. Not every home in the city is causing a bidding war. In fact, we hear that new listings are outpacing sales pretty handily right now.

But these large lots in established neighbourhoods continue to be hot.

Below, check out pictures and details from this Kerrisdale home which looks to have provided its seller with a nice windfall.

A big Kerrisdale lot sells way over asking

We’re still wondering if the recent Douglas Park bidding wars are the start of a trend for west side prices.

And last week another big lot sold significantly above asking price in a west-side neighbourhood.

This time it’s an older Kerrisdale home that looks like it could be a candidate for a tear-down. Below, check out pictures and details on the big payday for the seller…

Is there treasure buried under Douglas Park?

Last week we featured a wild bidding war for a tear-down across from Douglas Park on West 20th and Laurel. We asked whether it was just an anomaly.

Well, if an anomaly is just one occurrence, it no longer qualifies.

A house directly across the street sold this week, and another bidding war erupted, resulting in a ridiculous flip profit for the seller.

Details and pictures of the most recent home to cash in on Douglas Park fever, all below…
